Moving to Arizona involves more than picking a city on a map. A home that works for your job, monthly budget and moving schedule may look different from the one that first catches your eye online. Peter helps buyers across the Phoenix Valley turn a broad search into a manageable list of homes and questions.
Choose a location around the trips you make
Write down your work address, regular appointments and other destinations before drawing a search area. Compare actual routes at the hours you expect to travel; two homes in the same city can involve very different drives.
- Phoenix and Scottsdale: pinpoint the part of each city that interests you, then compare specific homes and routes. A city-wide search can be too broad to judge everyday convenience.
- Tempe, Mesa, Chandler and Gilbert: use your East Valley destinations to narrow the map. Check access from the individual neighborhood, including the local streets at either end of a freeway trip.
- Glendale, Peoria and Surprise: compare West and Northwest Valley addresses against your work and weekend plans. If Luke AFB is your destination, verify the relevant gate and route.
- Goodyear and Buckeye: include these West Valley options when they fit your priorities, then check the full trip to the places you will use regularly.
Peter can build a search across these areas or focus on a few locations you choose. For schools, use the Arizona Department of Education School Report Cards and contact the school or district to confirm current boundaries, programs and enrollment requirements for a particular address.
Review a desert home beyond its listing photos
Give the systems that affect comfort and maintenance close attention. Ask for available service records and seller disclosures, then arrange an independent inspection. The Arizona Department of Real Estate Buyer Advisory is a starting point for property research; the Arizona REALTORS® advisory page provides its latest edition.
- Cooling and roof: ask about equipment age, repairs, roof materials and prior leaks. Discuss specialist follow-up when the inspection identifies an issue.
- Outdoor space: consider shade, afternoon sun, landscape irrigation and the work involved in maintaining the yard.
- Pools and solar: review pool equipment and service needs. Establish whether solar equipment is owned, financed or leased and investigate any transfer obligations.
- Drainage: look beyond the dry weather on showing day. Use Maricopa County's flood maps and services to research mapped hazards and discuss the property with your insurer and lender.
Budget beyond the mortgage payment
Compare property taxes, insurance quotes, HOA charges, utilities and a maintenance allowance alongside your lender's payment estimate. Request available utility history, while remembering that your usage and plan may differ from the seller's. Review HOA documents for dues, assessments and rules that affect your intended use, parking or planned changes.
Confirm electric service by address through APS or SRP's service territory tool. Also check water, sewer, trash, gas and internet providers. Arrange activation around your confirmed possession date; APS asks customers to schedule new service at least three business days ahead.
Make an out-of-state purchase easier to manage
- Set the search brief. Share your budget range, preferred locations, move month and must-haves. Separate features you need from improvements you could make later.
- Plan financing early. Ask your lender how a job change, relocation or sale of your current home affects approval and closing. Keep financial documents in the lender's secure process.
- Make visits count. Ask Peter about live video walkthroughs and grouping in-person tours. Request views of storage, surrounding streets and equipment, not just the main rooms.
- Keep inspection and closing practical. Agree on how you will review reports, arrange specialist visits and handle the final walkthrough. Confirm signing arrangements with the title company and lender before booking travel.
Peter's MRP certification supports military relocation guidance. For a Luke AFB move, see the military relocation guide. Your lender can compare conventional, FHA and, where eligible, VA financing. Loan eligibility and approval belong with the lender and applicable program; MRP certification does not guarantee financing.
Coordinate the move and arrival
Keep your arrival date, closing date and possession date separate until they are confirmed. Discuss a backup plan for temporary housing, storage or delayed delivery. Before arriving, confirm utility activation, moving-company access and any HOA delivery restrictions. After possession, update mailing details and organize your home documents and service contacts.
For driving and vehicle paperwork, follow Arizona MVD's new-resident instructions. Check the required documents and whether emissions testing applies before your visit. Rules for your circumstances, including military status, should be confirmed directly with MVD.
Turn your moving plan into a home shortlist
Tell Peter where you are moving from, your target month and the places you need to reach. Ask which areas fit those priorities, what to investigate in each home and how to coordinate tours with your travel dates. You can start even if your budget or location is still taking shape.
Common relocation questions
Should I rent before buying in the Phoenix Valley?
It depends on how certain you are about your location, finances and length of stay. Discuss temporary housing and buying timelines together so you can compare both paths.
Can I start a search before I move to Arizona?
Yes. Share your plans through the form and Peter can help define a search. Touring, inspection and signing arrangements should be confirmed for your particular purchase.
Does Peter only work in the Northwest Valley?
No. Peter serves buyers and sellers across the Phoenix Valley. His Northwest Valley familiarity can help there, and your priorities determine where the search begins.
